Santa Fe has been on the upswing of demand for several years. In all honesty, for several decades. It started with the artist movement in the early 1900s (and the incomparable Georgia O’Keefe) and has generally continued since excepting the occasional downturn.

 

People often ask about home prices in Santa Fe.  I have to admit, it is an expensive area for New Mexico. However, compared to other parts of the country it is affordable.

 

The median home prices in Santa Fe are currently $560,000.  I have attached a chart to show the shift over the last few years in an article from the Santa Fe New Mexican.

 

While Santa Fe is pricey, by New Mexican standards, I think it is well worth it. It is a beautiful city, has the best weather, (perhaps

This week I’d like to share information regarding loans.  Many of my clients choose to use financing to purchase property.  This article will review several of the more common loan and lender types.  I hope this is helpful for everyone!

 

MORTGAGE TYPES

Conventional

These loans can be fixed rate, adjustable or balloon loans.  They can be conforming or non-conforming.  A conforming loan falls within the rules set by Freddie Mac and Fannie Mae. 

 

Conforming loans are mortgages that conform to financing limits set by the Federal Housing Finance Agency (FHFA) and meet underwriting guidelines set by Fannie Mae and Freddie Mac, whereas nonconforming loans do not.  Conforming and nonconforming loans are both types of conventional loans.
