Title commitments contain a lot of “exceptions”, which basically means something your title insurance will not cover.  There are seven standard exceptions, some of which can be deleted.  To “delete” an exception means that the insurance must cover that issue – actually increasing your insurance coverage.  In Santa Fe, buyers frequently ask for exceptions one through four to be deleted.  Increasing your coverage provides more peace of mind, though it does come at a cost.  You’ll need to weigh the factors in your home purchase to determine what, if anything, you’d like to delete.

Standard Exceptions

Below is a discussion of the reasons for, effect of, and requirements to delete each exception.

I am excited to share with you the story of a man who is changing lives for the better in my small hometown.  His work with kids in Espanola, where he has created a multi-tiered program - food, tutoring, mentoring, fitness programs, counselling - for kids and their families has spanned decades.  He is combating the drug epidemic in profound ways, helping young people find a way out of drugs and/or poverty.  By winning this award, Roger’s program will receive new funding.

Here are a few links for background on Roger, his programs and where to vote.  Remember, you can vote daily through 12/3.

Tomorrow will be the unveiling of the new Arbolitos at Las Estrellas community.  As a part of that and in conjunction with the Santa Fe Wine & Chile Fiesta, we are hosting a wine tasting with Casa Rondeña Winery.  I'd like to share a bit about the winery...  Casa Rondeña Winery was lovingly established in late 1995 as a family undertaking, with the first plantings in 1990 at the hands of vintner John Calvin.

The Tasting Room opened in August 1997 and a winery building, with a commemorative Tricentennial bell tower, was completed in the autumn of 2004.  In 2008, a new barrel aging and storage facility, including the Founder’s Rotunda, was built in order to expand production capability of the winery and hold special events for winery members and…
