Rancho Viejo is a development about 12 miles southeast of downtown Santa Fe. The community itself is composed of 11,000 acres of immaculate landscaping and beautiful properties, thoughtfully placed in the winding residential streets. Built with the preservation of the natural features in mind, the Rancho Viejo developers have added walkways, paths, and parks, and green spaces in order to better connect the community and its residents.


In fact, 50 percent of the Rancho Viejo space has been dedicated to maintaining the natural landscape of New Mexico. Homes are built in traditionally-inspired styles, in what the developers refer to as villages.

Rancho Viejo Real Estate Market

The ever-expanding community of Rancho Viejo is made up of mostly single-family homes, with some townhomes available. Although the community itself is sizable, real estate is quite in-demand. 

Homes for sale in Rancho Viejo can range in style and price point, depending on the homebuyers’ preference. There is the option to buy a home on the market or select from one of the plans that the developer offers. Highly-customizable, the latter option allows buyers to choose from a number of architectural styles and floor plans, with the ability to add bedrooms and bathrooms to any property.

Single-family homes are designed in the following architectural styles: Northern New Mexico (with pitched roofs and shuttered windows), Structured Adobe, Pueblo Revival, and Territorial (which mixes features of Northern New Mexico and Pueblo Revival). Square footage begins at just under 1,500 and can go up to almost 3,000 square feet—with, of course, some leeway. In regards to price point, new construction homes for sale in Rancho Viejo are available at a range, dependent on location, home size, and upgrades. Properties typically appreciate in value on the real estate market. New townhomes start at lower price points in comparison—a great option for first-time homebuyers.

Rancho Viejo homes can come equipped with modern upgrades, which include quartz kitchen countertops, custom wood cabinet stains, chrome finishes, choice paint colors, additional insulation, tile or carpet flooring, and much more. However, this is based on a property-by-property basis. In general, homes in this community feature neutral exterior color in stucco, high ceilings, exposed beams, spacious bathrooms and closets, garage spaces and interior storage, and outdoor living spaces (which include the area’s pinon and juniper trees). 

Rancho Viejo Community Highlights

As Rancho Viejo is a planned community, there are many designated parks and green spaces to discover. Most significantly is La Entrada Community Park, which features a playground, park benches, and some grass for the kids to play on. Rancho Viejo Village Park Plaza is the community’s centrally-located park, and the largest. This features gardens, art installations, benches and covered seating areas, and intersecting pathways that are great for walking the dog. This space is also meant for community events. Across the street from this park are some small commercial spaces. 

Rancho Viejo has one school, Amy Biehl Community School, which serves kindergarten to grade 6. Santa Fe Community College is located just north of the community. Rancho Viejo also has its own fire station. 

When it comes to shopping and dining, many of these opportunities are found outside of the community. There is a small commercial area on Rancho Viejo Boulevard, about 2 miles from the center of the community. An outlet mall and more stores are located across the highway.

Downtown Santa Fe is about a 20-minute drive from Rancho Viejo. The area in and around the city offers some excellent shopping and dining options, as well as entertainment. This includes museums, art galleries, theaters, and more. Rancho Viejo residents can commute to the city for work or as a quick trip to enjoy the day out. From hiking to golfing, there are numerous opportunities to enjoy the outdoors as well.
